The Intracoastal side of 32082, with larger lots, older houses among newer ones, and kitchens that have been added to and re-equipped more than once.

Palm Valley runs along the Intracoastal Waterway on the western side of Ponte Vedra Beach, and it has a different character from the gated communities nearer the ocean. Lots are larger, the housing stock is mixed — properties that have been here for decades sitting alongside recent builds — and a good number of homes are on the water with a dock.
Three things drive appliance service here, and none of them is the one people expect.
Cooking equipment is built for one fuel and converted to the other with a different set of burner orifices and a regulator change. On a property that has been extended, remodelled or re-equipped over the years — which describes a lot of Palm Valley — it is common for nobody in the house to know which conversion the range or the built-in grill is actually running. What brings it to light is a lazy yellow flame, soot on the bottom of a pan, or a cooktop that will not hold a low simmer.
Before treating any of that as a valve or an igniter fault, we establish two things: which fuel the appliance is supplied with, and whether the orifices and the regulator match it. Then we look at supply pressure under load rather than at rest. A run that measures correctly with everything switched off can sag as soon as an oven and two surface burners are lit, and a long run added during a later remodel is exactly where that shows up.
If an appliance was moved, converted, or brought in from another house, say so when you book. It changes the first thing we test.
Palm Valley is set back from the Atlantic, so the direct marine aerosol dose is lower than on the dune line. It is not zero — easterly wind carries salt across the whole of 32082 — and there is a second source on this side: the Intracoastal itself is brackish, and waterside lots sit in humid, still air overnight.
The mechanism that matters is dwell time. Salt on dry metal does nothing. Salt that goes back into solution when dew forms, and stays wet until mid-morning because there is no breeze off the water at first light, works on any chip or scratch it can find. That is why waterside outdoor kitchens here corrode at a rate that owners find disproportionate to how far they are from the beach.
Larger properties tend to accumulate appliances in more places: a main kitchen, a summer kitchen by the dock or pool, a garage or workshop refrigerator, sometimes a guest house. The practical effect is that a service call here is often not about one machine.
It also means longer service runs. A hood with a remote blower in an attic, a long duct to an exterior wall cap, a water line running thirty feet to an outdoor ice maker — all of them are places where the fault is in the run rather than in the appliance. Weak extraction is usually a duct or damper problem, not a motor problem. An outdoor ice maker producing short cubes is usually a supply or a fill-valve problem, not a failed harvest mechanism.
Where a kitchen has been fitted into an older house rather than built with it, the recurring issues are dimensional and electrical: an opening sized for a previous generation of appliance, a cabinet depth that will not let a built-in sit flush, a gas run added later that needs its supply pressure verified under load rather than at rest.
None of these are unusual and none of them prevent a repair. They do change the appointment. Telling us the make-up of the installation when you book — built-in or freestanding, panelled or not, gas or electric, on the utility or on a well — is the difference between one visit and two.
